Average cost of home insurance in Colorado

The average cost of home insurance in Colorado is $2,322 per year, but according to our Policygenius Home Insurance Pricing Report, rates have gotten even more expensive. We found that policyholders who renewed their home insurance in 2023 saw an average rate increase of 30% from the year before.

While already expensive, home insurance rates are likely to continue going up due to inflation-driven increases to the cost of building materials (which makes it more expensive to repair damaged homes), as well as the increase in wildfires.

How to buy home insurance

You should be aware of the severe weather that affects Colorado when you’re buying home insurance. Not only will you want to be sure to have enough coverage, but you’ll also want to have the right kind of coverage.

  • If you live in an area that’s prone to wildfires, know whether you’ll have to fireproof your house before you can get home insurance.

  • Consider getting home insurance from the Colorado FAIR program as a last resort.

  • Shop for flood insurance — especially if you live in a low-lying area prone to flooding.

  • Know whether your policy has a special deductible for wind/hail or wildfire damage.

When is wildfire season in Colorado?

Colorado’s wildfire season is typically from May to September when conditions are driest, but it’s possible for fires to occur throughout the year. [1] While we found that wildfires in Colorado burn fewer acres than other states, a large percentage of the state’s homes are at risk of damage from fires.

If you live in a part of Colorado where wildfires happen, you may have to do the following in order to find a home insurance company willing to cover you:

  • Create a safe space around your home by cutting down dead trees

  • Remove dead leaves and brush from your yard

  • Install a fire-resistant roof and windows

And if you’re still struggling to find coverage, you may need to get home insurance through a surplus lines insurance carrier or Colorado's FAIR Plan.
